Our Process

The first step involves initiating conversations about the project, getting acquainted, and determining if we’re an ideal fit for your vision. We provide a written proposal laying out the design process and associated fees based on the program established during these proficient discussions.

1. Pre-Design

The Pre-Design phase is dedicated to information gathering and project planning. We start by engaging in conversations with you to understand your lifestyle, design preferences, and vision. Together, we establish clear goals, assess existing conditions, and identify physical, budgetary, and regulatory constraints. This process lays the groundwork for a well-informed design approach and a clear path forward.

Duration: 3-4 Weeks

2. Schematic Design

During the Schematic Design phase, we explore and refine the project's overall design concept, focusing on layout, scale, and style. Through collaborative discussions and design iterations, we develop a vision that aligns with your goals and aspirations. Once a clear direction is established, we can obtain preliminary cost estimates from general contractors to inform the next steps.

Deliverables: Preliminary Floor Plans & 1-2 Exterior Elevation Sketches
Duration: 8-12 Weeks

3. Design Development

At this stage, we transition from conceptual design to more detailed development. This involves refining the design direction and enhancing the drawings with material selections, structural considerations, and system integrations. Collaboration may extend to specialists such as interior designers and landscape architects, ensuring a holistic and well-coordinated design.

Deliverables: Drawing set and Outline Specifications for more detailed pricing
Duration: 8-12 weeks

4. Pricing

In this phase, we focus on selecting a qualified contractor to bring your project to life. As your architect, we will guide you through identifying, interviewing, and selecting the right general contractor. Using the Design Development drawings and outline specifications from the previous phase, contractors can provide more detailed cost estimates. We will be available to address contractor inquiries and assist you in making informed decisions that impact both design and budget.

Deliverables: Detailed pricing estimates (from prospective contractors)
Duration: 6-8 weeks

5. Construction Documentation

Once Design Development drawings are approved and the anticipated construction budget is established, we proceed with the Construction Documents phase. These detailed drawings include all necessary dimensions, notes, and specifications to define the project scope, secure building permits, and guide construction by a qualified General Contractor. The Construction Documents will finalize material selections, construction assemblies, and key architectural details.

Deliverables: Final Drawing Set & Specifications
Duration: 8-12 weeks

6. Construction Administration

In this final phase, we support our clients throughout the construction process, ensuring the project is built in accordance with the Construction Documents. We provide guidance, address any questions or challenges that arise, and facilitate effective collaboration between all parties involved.
